Step 1: Acquire New Prospective Buyers
In accordance with Ninja Selling principles, we recommend that you have at least one active lead in BoomTown for every $1,000 you plan to earn. Below are ways in which you may consider acquiring new prospective buyers.
In-Person
- Host open houses. Click here to view our best practices.
- Become an active member in local civic and charitable organizations whose causes you're passionate about.
- Wear your name badge or other company-branded apparel in public to spark conversation with strangers and remind people you already know what you do for a living.
- Attend Sotheby's International Realty brand networking events to build relationships within the network and generate referral business.
- Make plans to visit Sotheby's International Realty affiliate offices ahead of travel to other markets to build relationships within the network and generate referral business. If you don't have a contact in the market you're traveling to, our referral coordinator can make an introduction. Remember to have your photo taken in front of their office sign and email it to goodtimes@scenicsir.com with a brief description in the subject line, such as “LIV SIR Telluride, CO.” In the event there's not a Sotheby's International Realty affiliate in the market you're traveling to, our referral coordinator can recommend a brokerage you could consider visiting.
When acquiring new prospective buyers in person, make an effort to exchange contact information. We recommend you keep at least five business cards on you at all times, but you may also consider using a digital business card, such as Popl. The advantage to using a digital business card is that you can not only share your contact information, but acquire the contact information of the person you're sharing with. If you would like to begin using a Popl digital business card, discounted pricing is available to Scenic Sotheby's International Realty team members. To subscribe, login to Scenic Connect, click on Marketing and search for Popl. You'll receive a prorated invoice for the remainder of the year. If you opt to cancel, you'll remain enrolled until the end of the year in which you canceled.
Online
- Complete your BoomTown training and achieve our weekly BoomTown goals to be eligible for our general lead rotation. Those goals are:
- Have no more than five leads in New category.
- Have no more than 25% of your active leads – those in New, Nurture, Qualify, Hot or Watch categories – without an e-Alert.
- Have no more than 100 past due tasks.
- Enroll in Scenic Sotheby's International Realty's “Team Leads” program. This program generates leads using Google AdWords. The lead flow for this program is managed using a round-robin rotation lead matching rule in BoomTown exclusive to those enrolled in the program. Each “seat” in the rotation costs $250 per month and yields approximately 35-50 leads per month depending on seasonal trends. A Smart-Drip Plan designed specifically for qualifying leads generated by this program will be setup in your BoomTown account upon enrollment. To enroll, login to Scenic Connect, click on Marketing and search for Team Leads. You'll receive a prorated invoice for the remainder of the current month, followed by invoices for the full amount each month. If you opt to cancel, you'll remain enrolled until the end of the month in which you canceled.
- Have a social media strategy that includes regular posts blending property, market, brand and personal content, or utilize our social media management program. Click here to view our social media management program details. Remember to respond to people who engage with your social media posts.
- Create agent accounts on sites like Realtor.com and Zillow and ensure your profiles are complete with your current headshot and professional bio. Make sure your profiles on ScenicSIR.com and SothebysRealty.com are complete and current, and if updates are required, reach out to a member of our staff for assistance.
