Alys Beach Open House Guidelines
Please see below recently updated and amended policies regarding holding Open Houses for any property listed for sale in Alys Beach. Open Houses at Alys Beach are limited to the hours of 10 am and 2 pm on Tuesdays and Saturdays only.
Moving forward, all brokers and agents with listings in Alys Beach wishing to host an Open House must submit a form and register with Alys Beach Security prior to hosting your Open House. The form includes the address of the property, dates of the Open House, Brokerage and agent names hosting the Open House, and relevant contact information for the agent hosting the Open House. All submissions require approval before any Open House event may take place.

All real estate listings, brokers and agents must also abide by the Alys Beach Photography Policy which states that agents with an Alys Beach listing may photograph the interior and exterior of their listing but may not take town-wide photography (which includes still, video and drone) of our amenities and in our private residential areas.
Brokers or agents with Guest passes must be accompanied by the Owner for access to our amenities. Please note that a new digital key system, available only through the Alys Beach Owner App on an owners mobile phone, has recently been installed at all of our amenities and beach access points. Guests of Owners will not have access to this digital key.
All brokers are required to use the Alys Beach approved signage for advertising their Open House events and listings throughout Alys Beach. No signage may be placed within the right-a-way along 30A as per the 30A Scenic Corridor’s signage policy. Balloons, flags, ribbons, lighting, or additional items designed to attract the public’s attention are prohibited. We’ve included references to two preferred vendors that are very familiar with our signage policies.
It is important to note that Open House signage may only be placed out one hour before on the day of your Open House. A representative of the brokerage company is required to be at the property while the event takes place and signage is being displayed. Alys Beach Security, which patrols the 158-acre property twenty-four hours a day, will immediately remove any signage that is observed not in compliance.
Anyone not following these policies could be restricted from hosting future Open Houses and/or prohibited from being on Alys Beach property in the future.
