Compensation Plans
Royalty Fee
All Scenic Sotheby’s International Realty revenue, including from bonuses, referrals and personal transactions, are subject to the 6% Sotheby’s International Realty brand royalty fee, taken off the top prior to any split between you and Scenic Sotheby’s International Realty. All commissions, including bonuses and referrals, must be paid to Scenic Sotheby’s International Realty per Florida state statutes.
Administrative Commission
All transactions that generate a gross commission greater than $1,500 are assessed a flat $300 administrative commission. The policies below will prevail when Scenic Sotheby’s International Realty represents both buyer and seller in the same transaction:
- If the buyer and seller are represented by the same Scenic Sotheby’s International realty agent, the administrative commission will be assessed only to the listing side of the transaction.
- If the buyer and seller are represented by different Scenic Sotheby’s International Realty agents, the administrative commission will be assessed to both sides of the transaction.
Bonuses
Bonuses are subject only to the 6% Sotheby’s International Realty brand royalty fee. Bonuses are not subject to your compensation plan split and therefore do not contribute to your breakeven. Bonuses are paid only when your commission on the side the bonus is offered on is greater than or equal to 2.5%.
Rental Referrals
Rental Referrals are subject only to the 6% Sotheby’s International Realty brand royalty fee. We understand that Rental Referrals are often small amounts and are therefore not subject to your compensation plan split and as such, do not contribute to your breakeven.
Referrals
Referrals are subject to your compensation plan split, but are not subject to the Administrative Commission.
Retained EMD
Retained earnest money deposits are subject to your compensation plan split, but are not subject to the Administrative Commission.
Personal Transactions
There is no limit to the number of personal transactions you may have. The policies below will prevail when you have a personal transaction:
- If you are selling your personal property and the property is publicly marketed through MLS and/or the Sotheby’s International Realty syndication platform, the transaction will be assessed a flat $800 fee, as well as the 6% Sotheby’s International Realty brand royalty fee, based on the commission offered to the cooperating broker. Example: If you offered 2.5% to a cooperating broker, you would pay 6% of a 2.5% listing commission. If the property is sold outside of MLS and/or the Sotheby’s International Realty syndication platform, or a purchase agreement is executed 45 days after the listing expiration date and/or its withdrawal from said platforms and no commission is earned, the transaction will not be assessed any fees.
- If you are purchasing a personal property, we encourage you to have your commission applied to your closing costs so there is no revenue to assess the 6% Sotheby’s International Realty brand royalty fee. In the event you receive a commission on the purchase of a personal property, your commission will be subject to your compensation plan split and all other applicable fees.
- Once each year, for a personal transaction that closes at Scenic Title, you ar eligible to receive a rebate equal to the portion of the premium Scenic Title would have ordinarily received so long as you have had a closing at Scenic Title in the previous six months.
