To create a professional and engaging experience for visitors, we recommend the following best practices when hosting an open house:

Professional Appearance & Branding: Wearing a name tag and having business cards readily available helps create a welcoming and professional presence.

Community Compliance: Always be mindful of community regulations and restrictions when advertising an open house to ensure compliance.

Signage & Marketing Materials:

  • Ordering promotional signage through Scenic Connect helps maintain brand consistency. If a specific product is unavailable, you may contact our staff to discuss potential additions.
  • Entering the open house date and time into MLS as soon as possible—ideally a week in advance or more—ensures maximum visibility.
  • Targeted promotion on social media is highly effective. This can be requested via Scenic Connect, along with any marketing collateral needed, preferably three or more business days before the open house.

Signage & Balloons:

  • For increased visibility, a branded reusable balloon kit is available for purchase through Scenic Connect.
  • If using helium balloons, they should be dark blue, white, gold, or silver to align with brand standards. Other colors may imply a different brand.

Guest Engagement & Feedback:

  • Using a sign-in sheet is recommended to track visitors. The pre-printed Scenic Sotheby’s International Realty Open House Sign-In Sheet is a convenient option.
  • Gathering feedback at agent/broker open houses is beneficial. The Scenic Sotheby’s International Realty feedback pads can be a useful tool.
  • Keeping branded pens on hand and providing small clipboards allows agents and brokers to move around the house while completing feedback forms.

Holding Open Another Agent’s Listing:

  • If an agent is hosting an open house at another agent’s listing, it is advisable for both agents to discuss and document their compensation arrangement in writing prior to the open house.
  • It is generally accepted that an agent holding an open house at someone else’s listing is not due compensation for this service. Open houses offer an opportunity to connect with buyers.
  • Likewise, it is generally accepted that the listing agent is not due compensation for buyers obtained through the open house who later purchase another property.

By following these best practices, agents can ensure a seamless and effective open house experience that aligns with Scenic Sotheby’s International Realty’s standards of excellence.
