Step 3: Nurture Prospective Buyers
We recommend you take these additional steps to ensure your prospective buyers are properly nurtured.
- Add the appropriate Best Fit Lead and/or Coming Soon Recipient tags to their BoomTown lead profile. Click here for a detailed explanation of how these tags work.
- Add the Niche Magazine Recipient and/or Printed Market Report Recipient tags to their BoomTown lead profile as appropriate. Leads with a valid mailing address and the Niche Magazine Recipient tag will automatically receive printed copies of our new issues by mail, released every spring and fall. Your first 100 tagged recipients are sent at no expense. There is a $5 fee for each recipient over 100. When a new market report becomes available at the beginning of each quarter, you'll receive instructions via email and at our weekly sales meeting for ordering printed copies. If you choose to order printed copies of our latest quarterly market report, reach out to a member of our operations team to request that your leads with a valid mailing address and the Printed Market Report Recipient tag be exported to a CSV file. We ask that you attach this exported CSV file to your order in Scenic Connect.
- Add the appropriate Smart-Drip Plan to their BoomTown lead profile to automate your follow-up efforts. A lead should never be without a scheduled follow-up to-do. This will enable you to focus almost exclusively on your task list in BoomTown to determine your daily priorities.
- Invite them to download your HomeSearchNOW app.
- Add their birthday to their BoomTown lead profile. We recommend that you begin your search for this on Facebook. If their Facebook profile includes their birthday, it can be found under About > Contact and Basic Info. If they've chosen not to share their birthday in their Facebook profile, that information may be searched for in their Posts if their privacy settings allow it. If there are numerous birthday posts to sort through, consider using an online resource like Radaris to determine their birth month and restrict your search to those date ranges. In Lead Central, apply the “Birthdays: Next 7 Days” filter on a set day each week to determine who you need to send birthday cards to.
- Follow-up on your conversation by sending them a handwritten notecard and when appropriate, a buyer package, the contents for which are reviewed in the next step of the buying process. If your prospective buyer was referred to you, we recommend that you send the referring person a handwritten thank you card and/or email updating them on your progress as well.
Every Tuesday, leads that you have added to BoomTown or that have registered with you in the past 7 days will be exported and imported into your ActivePipe account where they will be tagged as Primary Sphere. This step that our staff takes on your behalf will help ensure the leads that you've entered into BoomTown also receive auto-flow emails via ActivePipe. These include our monthly customer newsletter, quarterly digital market reports and semi-annual digital Niche magazines, as well as emails for each of the following holidays:
- New Years
- Memorial Day
- Independence Day
- Labor Day
- Thanksgiving
- Christmas
At the beginning of each quarter, all of your leads in BoomTown whose email status is 2-Way Emailing, Valid Address or Unknown will be exported and imported into your ActivePipe account where they will be tagged as Primary Sphere. This step that our staff takes on your behalf will help ensure that leads transferred to you from another agent in BoomTown are receiving auto-flow emails via ActivePipe from you.
