Step 3: Conduct Property Preview
- Before departing for the property preview, print the Ninja Selling Listing Consultation Step 1 Worksheet, the Property Features Guide and the appropriate MLS Input Form. These can be found in Google Drive > Shared Drives > Listing Presentation Materials. Make sure you have a pen and a clipboard on you. We also recommend you take a laser distance measure as well as one to two for sale sign installation marker flags with you if the location does not prohibit for sale signs.
- Upon arrival, ask the seller(s) if they'd mind taking you on a tour of the property. If they agree, ask if they'd mind you taking photos and/or a video with your phone as well as measurements. If during the Pre-Listing Interview you determined the sellers built the property, this may be an appropriate time to ask if they have floor plans with measurements. If you plan to order an appraisal and measurements report, you may be able to forego taking measurements of your own.
- Take photos in landscape orientation. We recommend you adjust your iPhone Camera settings to Most Compatible Format. Click here to watch a video demo. Place your iPhone in Airplane Mode before recording video in portrait orientation. You may elect to do so before exiting your vehicle to avoid interruptions.
- ECAR MLS requires dimensions for a minimum of two rooms, not including bedrooms. This minimum increases by the number of bedrooms indicated in the listing. We recommend you measure each bedroom plus two common areas. Again, if you plan to order an appraisal and measurements report, you may be able to forego taking measurements of your own.
- After the tour, ask the seller(s) if they'd mind sitting down and answering a few questions. Follow the process laid out on the worksheet. If you're offered something to drink, we recommend you accept.
- After all questions on the worksheet are answered, schedule an in-office or virtual listing consultation to discuss the marketing and pricing strategy for the property.
- Ask the seller(s) if they have a recent survey in PDF format they can share via email.
- On your way out, ask the seller(s) if they have a preference as to where the for sale sign(s) should be installed so as not to obstruct visibility when backing out or impact irrigation lines. Place the for sale sign installation marker flags and take contextual photos with your phone. If the seller(s) allow it, leave the marker flags in the ground.
- Disable Airplane Mode on your iPhone.
- Send the seller(s) a calendar invite for the listing consultation. If they agreed to meet with you in-office, make sure you enter the address of that office in the location field to assist with directions and select a conference room. If they agreed to meet with you virtually, schedule the meeting in RingCentral or Zoom and add it to your Google Calendar from the RingCentral or Zoom apps.
