Step 4: Prepare for Listing Consultation
- Prepare an ABC Repair List for the property using the template in Design Vault. For items that visually impact the property, consider contacting your preferred repair person and ask that they provide you with a rough quote and estimate of time to complete the work. Establish this prior to contacting your preferred photographer and/or videographer.
- Contact your preferred photographer and/or videographer and ask them for their availability following your scheduled listing consultation, adding time to accommodate repairs that visually impact the property. Ask that they pencil in both the shoot and delivery dates on their calendar(s). - Prepare a Comparative Market Analysis of the property using Cloud CMA. Click here to watch a video demo.
- Determine which marketing plan you'll implement for the property based on your recommended list price. If you're unsure about how best to market the property, now is the time to schedule a meeting with the marketing department prior to your listing consultation.
- Prepare a Listing Agreement for the property in Form Simplicity. Leave the line for the list price on the Listing Agreement blank. In the Registration of Non-MLS clause, pre-filled under additional terms, enter an anticipated launch date that takes into account the availability of your photographer and/or videographer – and as needed, your property inspector – and their projected turnaround time(s).
