Temp Off Market Hit Hot Sheet Full Relaunch

This guide outlines three distinct strategies for taking a listing off market and reintroducing it, depending on your objective and the listing’s current Days on Market (DOM). Use Temporary Off Market when the seller needs a short pause without disrupting the listing agreement or marketing history. Use Hit the Hot Sheet when the goal is to generate renewed visibility in the MLS while retaining the existing Scenic Connect record. Use a Full Relaunch when the listing has aged significantly and a complete reset of market exposure, cumulative days on market (CDOM), and reporting is needed. Each approach carries different implications for DOM, CDOM, marketing continuity, and system updates across FlexMLS and Scenic Connect.

Temp Off Market

Listing agreement remains active, does not display online, continues to accrue DOM in MLS.

  1. Withdraw Listing in FlexMLS
    Edit Listing > Status > Withdraw Listing (Temporary)
    (The listing WILL NOT show on Zillow, Realtor.com, etc.)
  2. Check Expiration Date on Listing Agreement
    A temporarily withdrawn listing will still expire on this date.
  3. Edit Listing in Scenic Connect
    Edit Details > Listing Details > ✔ Do not show listing online (under Property Description) > Save
    (The listing WILL NOT show on sothebysrealty.com and affiliate sites.)
    – OR –
    Edit Details > Listing Details > Change Market Status to Temporarily Off Market > Save
    (The listing WILL show on sothebysrealty.com and affiliate sites as Temporarily Off Market.)
  4. Add Listing Modification to Scenic Connect
    Upload the modification with instructions to take the listing temporarily off market.
  5. Communicate
    Reach out to Carolyn if assistance is needed.
  6. Reactivate Listing in FlexMLS
    Edit Listing > Status > Back on Market (Active)
    (The listing WILL show on Zillow, Realtor.com, etc.)
  7. Edit Listing in Scenic Connect
    Edit Details > Listing Details > ⃞ Do not show listing online (under Property Description) > Save
    (The listing WILL show on sothebysrealty.com and affiliate sites.)
    – OR –
    Edit Details > Listing Details > Change Market Status to Available > Save
    (The listing WILL show on sothebysrealty.com and affiliate sites as Available.)

Hit Hot Sheet

(ECAR MLS Only)
Listing agreement remains active.
New MLS listing is created.
DOM resets to 0. / CDOM does NOT reset.
Existing Scenic Connect listing is retained.

  1. Check DOM in FlexMLS
    If >= 200 days, proceed to step 2. If < 200 days, stay the course.
  2. Consider a Price Reduction
    Increase the effectiveness of this strategy by pairing it with a price reduction as needed.
  3. Copy Listing in FlexMLS
    Add/Change > Fully Copy > ✔ Copy photos > Next > Next > Save Incomplete Listing
    (Update the price and other details as needed.)
  4. Cancel Existing Listing in FlexMLS
    Edit Listing > Status > Cancel Listing (Final)
    (Update the agent-to-agent remarks to say, “Seller requests no soliciting calls.”)
  5. Activate Copied Listing in FlexMLS
    My Incomplete > Finish Add Listing
  6. Edit Listing in Scenic Connect
    Update the MLS number and other details as needed to match the new MLS listing.
  7. Add Listing Modification to Scenic Connect
    Upload the modification if a price reduction or extension was secured in step 2.

Full Relaunch

New MLS listing is created.
New Scenic Connect listing is created.
CDOM resets to 0.
Seller report resets.

  1. Check DOM in FlexMLS
    If >= 365 days, proceed to step 2. If < 365 days, stay the course.
  2. Consider a Price Reduction and Extension
    Increase the effectiveness of this strategy by pairing it with a price reduction, and secure an extension.
  3. Cancel Existing Listing in FlexMLS
    Edit Listing > Status > Cancel Listing (Final)
    (Update the agent-to-agent remarks to say, “Seller requests no soliciting calls.” The Scenic Connect listing will be withdrawn on your behalf.)
  4. Re-Add Listing to Scenic Connect
    Enter only the required details on the initial screen. If the photos and details from the previous listing are being re-used, go to Marketing > Listing Relaunch and select the newly re-added listing.
  5. Submit Upcoming - Listing Announcement Task
    Submit this task in Scenic Connect to add the listing to the coming soon program, the sales meeting agenda, and best-fit lead email queue.
  6. Submit Photo Shooting Task
    If new photos are being taken, submit the photo shooting task to confirm the scheduled shoot with your photographer.
  7. Select Listing Marketing Services Tasks
    Order services such as complete listing coordination, sign installation, and a new marketing plan to populate the reset seller report.
  8. Copy Previous Listing in FlexMLS
    Add/Change > Fully Copy > ✔ Copy photos > Next > Next > Save Incomplete Listing
    (Update the photos, price and other details as needed.)
  9. Wait 30+ Days
    The listing must remain off market for at least 30 days in order for cumulative days on market to reset.
  10. Activate Copied Listing in FlexMLS
    My Incomplete > Finish Add Listing
    (The listing WILL show on Zillow, Realtor.com etc.)
  11. Request Listing Activation in Scenic Connect
    (The listing WILL show on sothebysrealty.com and affiliate sites.)
