Obtain Optional Listing Documents
- If you're not utilizing the Complete Listing Coordination service in Scenic Connect, we recommend you send your seller the Property Information Form with Exclusions List.
- The completed Property Information Form will include utility service provides and average monthly or quarterly costs as applicable. If you're not utilizing the Complete Listing Coordination service, we recommend that you compile this information in the Cost to Own template available in Design Vault. Click here to watch a video demo.
- The completed Property Information Form will may also include an exclusions list. Again, if you're not utilizing the Complete Listing Coordination service, we recommend that you compile this list in the Exclusions List template available in Design Vault.
- We recommend that you send your seller the Seller's Property Disclosure via eSign 2.0 so that you may upload it as a private document to MLS once completed. This will enable buyer agents to send a countersigned copy along with their offers. If you scheduled a pre-inspection, we recommend that you wait to send the Seller's Property Disclosure until after the seller is in receipt of the inspection report.
Begin MLS Entry
- If you're not utilizing the Complete Listing Coordination service in Scenic Connect, you'll need to begin entering the listing into the MLS with which you hold primary membership. Scenic Sotheby's International Realty holds primary membership with Emerald Coast Association of Realtors (ECAR) and secondary memberships with Central Panhandle Association of Realtors (CPAR) and the Realtor Association of Franklin and Gulf Counties (RAFGC). ECAR and CPAR use the FlexMLS platform and the listing entry process is virtually identical. Click here to watch a video demo. RAFGC uses the Navica MLS platform.
- If your listing is located in an area better serviced by an MLS other than the one in which you hold primary membership, we recommend you enter it there as well. If you don't hold a secondary membership in that MLS, fee-based reciprocal listing services with ECAR, CPAR and RAFGC are available. ECAR requires a letter of good standing from the association with which you hold primary membership and a copy of the listing agreement. CPAR requires both of these items as well as a completed copy of their reciprocal listing application which can be found in DocuSign eSignature under Shared Folders > Company Forms, as well as in Google Drive > Shared Drives > Listing Presentation Materials.
- We recommend that you select the city that most closely matches its neighborhood in MLS. For instance, if your listing is located in WaterSound Beach, WaterSound at Camp Creek or WaterSound Origins, we recommend you select WaterSound as the city – not Inlet Beach. If your listing is located on Sandestin Golf and Beach Resort, we recommend you select Sandestin as the city – not Miramar Beach. Doing so helps ensure the listing appears in searches for those specific areas.
