Before you get to the point at which you would like to relaunch a listing in MLS and in Scenic Connect, it is important to first determine what you would like to achieve.

I would like to reset the cumulative days on market (CDOM) in MLS to 0.

In order to reset the CDOM in MLS to 0, you must cancel the listing and it must remain off market no fewer than 90 days. It must come back on market with a brand-new MLS number. Outside of MLS, the two most prominent websites we syndicate our listings to that display the property listing history are Realtor.com and Zillow. These histories are not affected by resetting the CDOM. Because agents in MLS also have access to the property listing history, there is very little advantage to resetting the CDOM from a marketing standpoint.

If you and your seller elect to reset the CDOM to 0 by cancelling the listing, we will require that you have your seller sign a new listing agreement. We recommend executing the new listing agreement immediately after cancelling the old one, and including a new Registration of Non-MLS Form that allows you to keep the listing out of MLS until the 90-day reset period concludes. Doing so will enable you to keep the listing on our internal Upcoming Listing list.

Once the old MLS listing has been cancelled, the listing will be Withdrawn from Scenic Connect. If there is a for sale sign on the property, we will request that it be removed. Once your new listing agreement and Registration of Non-MLS Form have been signed by the seller(s), Quick Launch the listing in Scenic Connect. From the Listing Marketing Services task, we recommend that you select the Listing Relaunch option. In the Listing Relaunch task, you will have the option to request what you would like copied into the new listing from the old one, to include the features, property description and photos. If you elect to reuse the old photos, we recommend updating the sequence and selecting a new primary photo.

I would like the listing to appear as a New Listing on the MLS Hot Sheet.

In order for a listing to appear as a New Listing on the MLS Hot Sheet, you must cancel the listing and bring it back on market with a brand-new MLS number. You may bring the listing back on market with a brand-new MLS number immediately after cancelling the old listing. This tactic is effective not only for catching the attention of agents in MLS, it also results in the listing being shared with customers via e-Alerts from our site and every other agent website with an IDX feed from our MLS systems.

To initiate this process, we recommend you select MLS Refresh from the Marketing section of Scenic Connect. In the task, you will be able to identify the listing you would like to refresh. Our Listing Coordinator will clone the existing listing in MLS and update the sequence of the photos and select a new primary photo. Once you approve the new listing we will cancel the old listing and take the new listing active.

This process does not require that a new listing be created for the property in Scenic Connect. As part of the MLS Refresh task, our Listing Coordinator will match the photos in Scenic Connect to the new MLS listing and update the MLS number in Scenic Connect. No additional documentation is required.

I need to take my listing temporarily off market.

When you take a listing temporarily off market in MLS it continues to accrue days on market. This status indicates that you have an active listing agreement for the property, but the seller does not wish for it to be publicly marketed or shown. Some scenarios in which you would take a listing temporarily off market include the sellers hosting extended stays by friends or family during which they do not want to be disturbed with showings, or, the seller is having the home refinanced and for appraisal purposes cannot be publicly marketed in which case we also recommend having the for sale sign removed. As a reminder, our for sale signs are to be handled only by our exclusive sign company. Applicable fees are assessed for their removal and reinstall.
